Hi everyone, I hope you’ve had a great April Fool’s Day and enjoyed an amazing first quarter. :)

I always enjoy a laugh and the (often) lame attempts to try to catch my family & friends out on April Fool’s Day… but at the same time I also found that during my real estate career there was a certain serious side to the April 1st milestone because it marks the beginning of the 2nd quarter (end of the first quarter).

…and in the early days of my career (prior to running real estate offices), I always remember and respected that whenever my old boss used to pay-out our quarterly commissions he would often say that “Money is No Joking Matter!”

He always made sure that we all took it very seriously when reflecting on what we’d achieved during the previous quarter & when re-focussing our attention onto setting our targets to make the next quarter even better…

…and…hopefully, I’ve caught you right at the moment where you’re celebrating some great results for your first quarter of 2012!

If you are looking to buy or sell real estate the market predictions can be very confusing.

It’s hard to know who’s right or wrong when it comes to market predictions and that’s why it’s important to do your own ‘Home’ work.

Money Magazine senior writer, Donna Rosato recently wrote about David Lereah’s positive spin on the Real Estate market in his role as chief economist for the National Association of Realtors in the USA.

David Lereah said, “I worked for an association promoting housing, and it was my job to represent their interests. If you look at my actual forecasts, the numbers were right in line with most forecasts. The difference was that I put a positive spin on it. It was easy to do during boom times, harder when times weren’t good. I never thought the whole national real estate market would burst.”

Lereah, wrote the book “Why the Real Estate Boom Will not Bust and How You Can Profit From it” which was published in February 2006 just before the US real estate bubble burst. Lereah, is now a private real estate consultant, in his interview with Donna Rosato he says “My views are quite different now. I’m pretty bearish and have been for the past year and a half.”

There will always be conflicting opinions about the real estate market and which way it’s headed.

It’s important to be aware that different areas also react differently to the real estate market conditions. Some areas are affected by the level of tourism or the level of demand for those looking at sea change or tree change. Other areas are effected by availability of employment within the surrounding areas, accessibility to transport, etc.

There will always be a number of factors that will relate to real estate prices within your area. It’s important to keep an eye on the changes to your local economy as well as the national & global economies and the level of supply and demand within your marketplace at that time.

Everybody seems to have an opinion on real estate. If you ask the bus driver, the butcher, the greengrocer or any of your friends or family they will all have a different opinion about what the real estate market is going to do.

I have lots of friends and clients who have shared their experience with me, about a particular property that is worth so much more now, that they should have bought when they had the chance. I’ve also had lots of clients that wish they had sold a couple of years ago at the peak of the boom.

Even though I’ve been in the industry for over 20 years, and as a real estate agent my job is not only to list and sell property, but to interpret the market, and I admit that I wish I’d bought a lot more investment properties back in the 1990’s than I did.

I don’t think anyone can admit to getting the market exactly right when they buy or sell, but at least nowadays with the internet you have no excuse for being uninformed. The information is out there. Make sure you use it to your advantage & don’t take everything as gospel.
